Asphalt shingles are the most common roof in Florida — and the most vulnerable to Gloeocapsa magma. Our softwash restores the original color without displacing a single granule.

The dark streaks aren't dirt. They're cyanobacteria — Gloeocapsa magma — feeding on the limestone filler baked into every asphalt shingle. Pressure washing doesn't kill it; it just pushes it deeper. Our surfactant-based solution penetrates the biofilm, kills the colony, and rinses clean. The roof's original color comes back on contact.
The Asphalt Roofing Manufacturers Association (ARMA) specifically warns against pressure washing asphalt shingles — it strips the granules that protect the asphalt substrate, and it voids most manufacturer warranties. Soft washing is the only ARMA-recommended cleaning method, and it's the only method we use.
Two to three years on average in Florida's climate. The softwash kills the algae at the root, so regrowth is slower than with pressure washing. Shaded roofs regrow a little sooner; sunny roofs a little later. Annual maintenance plans are available at reduced rates.
