- Will softwashing damage my roof?
- No — and this is the single most important thing to understand. A softwash uses less water pressure than your garden hose. The cleaning is done entirely by chemistry, not force. Pressure washing a roof is what causes damage. Softwashing is the method recommended by the Asphalt Roofing Manufacturers Association (ARMA), and it's the only method that preserves your manufacturer warranty.
- Will the chemicals kill my plants?
- Not when the job is done correctly. Before we apply anything to your roof, we tarp or pre-wet every plant, bush, and garden bed within the runoff zone. After the job, we rinse everything thoroughly. In a decade of this work, we have not damaged a single plant — and if we ever did, we'd replace it.
- How long does it take?
- Most residential roofs take 2 to 4 hours start to finish. Larger homes and tile roofs can take up to a full day. You don't need to be home.
- How long will the results last?
- Two to three years on average in Florida's climate. The softwash kills the algae at the root — it doesn't just wash it off — so regrowth is slower than with pressure washing. Homes with more shade or surrounding trees may see regrowth sooner. Annual maintenance plans are available for HOA-compliant homes.
- Do you handle HOA compliance letters?
- Yes, constantly. If you have a letter with a deadline, tell us the date when you submit your quote — we'll make sure the job is scheduled before it. We can also email your HOA a completion letter and before/after photos the day the job is done.
- What if it rains the day of the cleaning?
- We'll reschedule to the next clear day, usually within 48 hours. No rescheduling fees, ever.
- Can I be home during the cleaning?
- Absolutely. You can be home, at work, out of town — makes no difference to us. We'll need access to an outdoor water spigot and clear access to the roof.
- Do you clean tile roofs?
- Yes — clay, concrete, flat, and barrel tile. Tile requires specialized handling because tiles can be brittle and the underlayment beneath them is vulnerable to high-pressure water. We use low-volume, low-pressure application with tile-specific chemistry.
- Why don't you clean houses or driveways?
- Because we've chosen to be specialists. Generalist pressure washing companies try to do every exterior surface — and roofs get done as an afterthought. We only do roofs. Every technician on our team is trained specifically for roof work. That focus is why we do it better.
- What if I still see streaks after you leave?

- Are you licensed and insured?
- Yes. We're fully licensed in Indian River and St. Lucie counties, carry $2M general liability coverage, and workers' comp on every crew member. We're happy to provide proof of insurance before you book.
- How do the three price tiers work?
- You pick the speed. Rush (1–2 days) is for HOA letters, property closings, or when you just need it gone — it carries a roughly 30% priority premium. Standard (4–7 days) is our most popular option — no premium, no deposit. Scheduled (14–21 days) is the best value — up to 15% off the standard rate — but it requires a 25% deposit to lock your date.
- How is the price calculated?
- We use Google's satellite data (the Solar API) to measure your exact roof area, pitch, and number of segments. Those three factors — plus a flat base rate — drive the price. There's no guesswork, no "we'll see when we get there," and no surprise add-ons. The only time the price changes is if your roof conditions materially differ from what we see in the satellite image — which happens on fewer than 5% of jobs.
- Do you offer maintenance plans?
- Yes. Annual and biannual maintenance plans are available at a reduced rate for repeat customers. We'll reach out 60 days before your next cleaning is due — no commitment, just a reminder.
- What's the best time of year to softwash a roof in Florida?
- Any time of year. Florida's humidity means algae grows year-round. Most customers book in spring (to prepare for summer entertaining) or fall (before snowbird season), but there's no bad month.
